The property in question consists of an industrial plant originally built for the production of must and wine, now also used as an oil mill and packaging of some vegetables.
The total area is 6,850 sqm and is divided into:
• warehouse of about 1,000 sqm equipped with reinforced concrete tanks partly above ground and partly underground. The tanks have a total capacity of about 17,000 hl;
• warehouse of about 180 sqm equipped with underground reinforced concrete tanks. The tanks have a total capacity of about 1,700 hl;

The structure is located in a buildable area, therefore the volume that can be realized with a possible change of use would make it appealing for demolition and reconstruction.
The finishes of the real estate complex are mediocre, dated, with many deteriorated areas that require maintenance work. Furthermore, part of the complex on the cadastral map is identified as a courtyard but in reality has been covered with canopies and buildings that are not correctly or fully registered.
It is noted that the presence of eternit requires encapsulation or replacement at very high costs, as well as the possible cost of demolition and disposal of the concrete tanks, if the use were to be changed, could also be particularly burdensome.
The entire property is subject to an annual lease contract signed by the Curatela expiring on 17.12.2024 which states, in article 8), that the tenant "declares and undertakes to return all movable and immovable property at the expiration of the contract or, during the term of the contract, if the Curatela sells them, in the same conditions in which they were found and with a term for release of 20 days from the event that caused the termination".
