The lands are registered at Land Registry of City of Ciampino at sheet 9:

Parcel 1363 - Vineyard - Class 2 - Surface area 2,100 sqm- R.D. €63.99 - R.A. €17.35
Parcel 1846 - Vineyard - Class 2 - Surface area 1,157 sqm- R.D. €35.25 - R.A. €9.56
The land in question has a total area of 15,995 sqms and falls into:
"C"- Sub-area "C/16" Expansion Zones - I.T. 0.40 mc/m2 with overlapping of the P.R.G. traffic; e Total overlap of area subject to watercourse protection;
For the aforementioned zone "C" P.L.C. with act of G.R. no. 513 dated 28.04.2005, and successive variations to the Integrated Intervention Program were approved with Resolutions of the Civil Code no. 43 of 06.05.2008 and of G. C. n. 212 of 12.13.2011.
PLEASE NOTE THAT WITH THE RESOLUTION OF 12/13/2011 THE MUNICIPAL COUNCIL APPROVED THE REQUEST TO CHANGE THE INTENDED USE BY TRANSFORMING IT INTO "NON-RESIDENTIAL" (ALSO INCLUSIVE OF ACCOMMODATION) AND INCREASING THE LAND MANUFACTURING INDEX TO 0 .88 m3/m2. With this modification, the three parcels have a building potential of 12,693.90 cubic meters.
Implementation of the aforementioned area is subject to what is generally indicated in the Technical Implementation Standards of the variation to the General Town Plan approved with Regional Council Resolution No. 55 of 01.24.2006, Standards amended with variations to the General Town Plan approved with resolutions of the Regional Council No. 22 of 01.21.2010 and No. 619 of 10.30.2018.
Furthermore, the land in question falls within the protected and/or restricted areas (pursuant to Legislative Decree 42/04) highlighted in Table B29 Sheet 387 of the Regional Territorial Landscape Plan mentioned in the introduction.
Said separate land in the cadastre on sheet no. 9 parcels n._1362,1363,1846 results in the general certification for Civic Uses bearing the prot. no. 6816 dated 10/9/1989, inserted among the private lands burdened by Civic Use.
The certified building possibility is subject to verification by the interested party of the fact that the area, or part of it:
- has been, or not, used or enslaved with a notarial deed, for the construction of a building;
- whether or not it has been used or enslaved or is to be enslaved, to repair an existing property, subject to an application for amnesty pursuant to law 47/85 and subsequent amendments and additions;
- it must be used, following an ongoing request for Concessions and/or Authorizations, for new construction and/or extensions, renovations and raising of existing buildings.
