This is a commercial warehouse, divided into two real estate units on three levels (basement, ground, and first floor), with rooms on the basement and ground floors for exhibition, warehouse, car repair shop, and on the first floor rooms for offices, with exclusive perimeter courtyard.
The building has a total gross area of 1272.00 sqm, of which approximately 471.00 sqm for exhibition, approximately 650 sqm for car repair shop and warehouse, and approximately 151.00 sqm for offices. There is also an external courtyard for traffic and parking.
The building is accessible via two independent entrances along the provincial road and a third at the back located on the subdivision road. There are cadastral discrepancies reported by the CTU Arch. Giorgio Trabalza to whose report explicit reference is made. The commercial warehouse is occupied by third parties by virtue of two long-term lease contracts (duration 25 years), both registered and recorded prior to the foreclosure (respectively in 2017 and 2019), enforceable against the procedure, which provide for an annual rent of a total of € 22,200.00 for the first and an annual rent of € 720.00 for the second (to be paid both monthly); the first rent is currently subject to foreclosure by the Revenue Agency for a credit of € 51,000 of which € 32,000 has already been collected.
Reference is made to the appraisal report for a detailed description of the property (also with reference to any urban and cadastral discrepancies found) as well as the methods of determining the price.
