The industrial complex in question consists of the following buildings:
•A, storage room with an area of 20 sqm and an internal height of 2.60 meters. The maintenance condition is poor and there are water infiltrations;
•B, two-story building, ground floor used as archive, changing rooms, and bathrooms, the first floor is designated for offices and a bathroom. Each floor has an area of 86 sqm with different heights for the ground floor of 2.40 meters and 2.65 meters for the first floor;
•B1 storage room (there is a fuel tank), has an area of 30 sqm and a height of 2.40 meters,
•C, building entirely on the ground floor with a total area of 86 sqm divided into three storage rooms. Heights vary from 2.67 to 2.95 meters;
•D, shed for tool storage, has an area of 298 sqm and a height of 6.70 meters
•E, storage room of 40 sqm and a height of 3.10 meters.
•F, storage room with an area of 60 sqm and a height of 2.30 meters,
•G, storage room, area of 76 sqm;
•S, canopy used for vehicle parking. It has an area of 105 sqm and a height of 4.95 meters.
•H, two canopies used for car parking. The first has an area of 43 sqm, the second 30 sqm;
•T, storage room of 60 sqm.
•L, room where the drilled well with related pumps is located from which water is drawn for the preparation of concrete;
•M, control center for the concrete plants.
Adjacent to the east perimeter wall, there is a small masonry structure of about 4 sqm used as a dog kennel.
The industrial complex is equipped with a fence made of tuff stone walls, along this fence two driveways are installed.
The buildings described above are all built adjacent to the fence in such a way as to allocate the central courtyard to the concrete plants and storage areas for aggregates.
There are also two water collection tanks and two ramps for vehicle maintenance in the courtyard.
The presence of an underground aquifer in the area occupied by the concrete plant is highlighted.
It is noted that structures E, F, G, and H are without urban planning regularity. The canopy S, the storage room T, and the dog kennel were also built without authorization and cannot be regularized as they do not comply with urban planning laws.
It is also reported that the current perimeter of the lot does not coincide with the cadastral boundaries, resulting in an increase in the lot's area. Any regularization of the boundaries will remain the exclusive burden, care, and expense of the successful bidder.
The successful bidder is also required to regularize, at their own expense, any urban planning and cadastral irregularities and any other kind that would prevent the legitimate transfer of the property through a notarial deed, after the award and payment of the balance but before the transfer through the deed.
