It consists on the ground floor of rooms in a semi-rough state (partially undergoing maintenance work) with a front courtyard and on the first floor of a residential unit covering approximately 200 sqm of usable area in addition to the attached balconies and terraces and attic. The entire property borders to the north with plot 5879, to the south with via Ferrovia (from which access is gained), to the east with plot 945 and to the west with via Monte Tricorno, unless otherwise stated.
All of this is recorded in the Land Registry of the aforementioned Municipality of San Cipriano d'Aversa, Sheet 2 plot 5384 sub. 2, category A/2, class 2, size 3.5 rooms, cadastral income € 180.76, sub. 3, category C/2, class 1, size 78 sqm, income € 120.85 and sub. 4, category A/2, class 4, size 7 rooms, income € 524.20. The unit sub. 1, common property not subject to registration, is also constituted.
The state of the places does not correspond to the cadastral consistency regarding different internal distributions, extensions, and destinations. The property was built without any authorization and a request for building amnesty under law 47/85 has been submitted, registered under protocol 2081 of 09.04.1986, currently being defined and concerning the consistencies only on the ground floor (for productive - artisanal use) while the remaining portions were built at a later time without any authorization, and in the expert's opinion, the application of art. 32 of D.L. n. 269 of 2003 converted into law n. 326 of 2003 (in the terms of art. 40 c. 6 L. 47/85 and subsequent amendments) could be evaluated as the reasons for the credit precede the entry into force of the said law and the abusive works seem to have been completed by the date of 31.3.2003.
