The lands are listed in the Building Registry of the Municipality of Acireale at Sheet 68:

Land with a total area of approximately 43,589 square meters, easily accessible by traveling on the S.S. 114 north until reaching the vicinity of the village of Santa Caterina where, on the edge of Via Madonna delle Grazie, is the entrance to the property.
The lot, entirely fenced except for the eastern border, has an irregular geometric configuration with partly flat and mostly steeply sloping terrain.
The soil is of markedly volcanic origin, typical of the area, with a significant presence of skeleton and exposed rock.
The land falls into the following zones:
1) Land enclosed between the letters A-B-C-D-E-H-L'-M'-E'-T-U-V-A Destination: P. Detailed Expansion of the Thermal Baths, within the perimeter indicated by the graphics to the east of the current thermal area, allowing for expansion while safeguarding any specialized cultivation areas. (art. 30 point 18 N.A.). Urban planning indices: dt=0. 75 mc/sqm; Ac=40 %. Max; Maximum number of above-ground elevations: 2. Minimum distance from boundaries: 10.00 meters. Minimum distance between buildings: 20.00 meters. Minimum distance from roads: 15.00 meters.
2) Land enclosed between the letters E-F-G-H-E and M-I'-H'-L-M Destination: Z.T.O. "A2" (Historic center - art.3, art. 4, art. 40.2 paragraph 2 and art. 40.6 of the N.A.) - ART. 3 - HOMOGENEOUS TERRITORIAL ZONE A. In Z.T.O. A interventions are allowed as per letters a), b), c) of art.20 of L.R. 71/1978. Until the approval of specific detailed plans, interventions as per letters d) and e) of the aforementioned art. 20 are excluded. The limits of f.f. are as follows: Z.T.O. A2; f.f. = 1.50 mc/sqm.
3) Land enclosed between the letters N-O-P-Q-R-S-E'-M'-L'-H-I-H'-I'-N Destination: Zone "A" of the Oriented Nature Reserve "LA TIMPA" D.A. no. 149/44 of 23-04-99 published in G.U.R.S. no. 49 of 15-10-1999. The methods of use are those provided for in the regulation attached to the aforementioned decree. Any activity must be authorized in advance by the Authority in accordance with the law. Art. 18.3 N.A.
The land in question falls within a S.I.C. area (Community Interest Site Decree of 21/February/2005 published in G.U.R.S. no. 42 of 07-10-2005 and subsequent amendments).
The land in question falls within the Landscape Plan (D.A. no. 031/GAB of 03-10-2018, D.A. no. 053/GA of 27-12-2018 and D.A. no. 062/GAB of 12-06-2019), partly in Local Landscape no. 15i in area with protection level 3) partly in local landscape 15I with protection level 3) and partly in local landscape 15e with protection level 2) regulated by art. 20 and art.35 of the implementing rules.
It is noted that the land in question falls partly in a forest and partly in a forest protection area, LL. RR. 16/96 and 13/99.
"PURSUANT TO ARTICLE 9 OF D.P.R. NO. 327/2001, STARTING FROM DECEMBER 13, 2008, THE FIVE-YEAR CONSTRAINTS ON AREAS OF THE P.R.G. PREORDAINED FOR EXPROPRIATION HAVE LAPSED".
It is noted that a building of approximately 48 square meters has been found on the land, at an elevation above ground, consisting of a single room and built with a reinforced concrete structure and cement block walls. The roof has a wooden structure and a fibro-cement (Eternit) covering. The building is in poor conservation conditions. The roof is partially missing, the structures show obvious signs of instability, the fixtures and flooring are damaged, there are no installations. The building is located right next to an excavation carried out on the land and therefore presents a high risk of collapse due to possible ground subsidence on which the foundations rest, and therefore is unusable.
Considering the absolute non-buildability of the area, which does not provide for the relocation of the existing building to another site, it is believed that the existing volume cannot be recovered and, instead, costs for demolition and subsequent disposal of the resulting materials should be planned.
