Right of full ownership of: commercial premises located in Giarre, Corso Sicilia nos. 53-55, ground floor, with a gross area of approximately 288 square meters, currently used as a jewelery store, divided as follows: from the entrance on Corso Sicilia at number 53, you enter the space intended for sale, from which, by means of a corridor, you enter on the left a compartment intended for storage and a second compartment intended largely for an office and a small portion, closed with a plasterboard wall, intended for a goldsmith's laboratory, this laboratory can also be accessed from the anti-toilet hallway at the end of the corridor; to the right of the aforesaid corridor there is a single storage room with exit to the open-air courtyard; said courtyard is the exclusive property of the foreclosed property, as is the room with access from house number no. 51 which acts as the entrance hall to the apartment above the attached property, as both are included in the cadastral plan in deeds; therefore the local entrance hall must be considered burdened by a right of way in favor of the ownership of the apartment above which has the only access from the stairwell allocated therein.
Urban and cadastral situation: the building of which the property for sale belongs was built following the Nulla Osta issued by the municipality of Giarre on 08.30.1968 for the construction of a two-story building with a ground floor of 292 m2, to be used as a warehouse, and a first floor of 208 m2, to be used as a home; on 11/16/1995, a change of use of the premises located on the ground floor was requested, from a warehouse to a jewelery and watch shop, with the exception of the stairwell which gives access to the upper floor. This change of intended use was authorized by the municipality of Giarre with Authorization n.10 dated 02.05.1996; a single discrepancy was found concerning an internal partition wall.
