The building area at auction consists of land located in the historic central area of Rome, near Villa Pamphili and the ancient Aurelia.
The land has a total area of 31,332 sqm
The land falls within the "Public Green Park restricted area", part of the natural reserve "Valle dei Casali". This land, according to the previous Master Plan, had an urban destination of the P.R.G. approved by D.P.R. 16.12.1965, which indicated the majority as M/2 (private service facilities) and a minor part as zone N (public green along the road).
Considering the building compensation rights provided for by the amendment to the P.R.G. "certainty plan", approved by D.G.R.L. n. 856 of 10.09.2004, between the previous provisions in zone M2 and the subsequent change of the entire area to zone N (public parks and sports facilities), the starting volumes of Via della Nocetta may be subject to urban compensation, as some of them have already been included in urban planning programs.
The land is registered in the Land Registry of the Municipality of Rome under Sheet 438:
