The commercial space up for auction is part of a commercial and directional complex located along the internal ring road of Vicenza.
It has an area of 326 sqm.
The commercial and directional property includes offices, shops, warehouses, artisan laboratories and is essentially divided into three condominium buildings, subdivided into individual real estate units, consisting of two above-ground levels, one basement floor and a flat roof where the heating plants are located.
It has a large parking area, partly private and partly condominium.
Access to the unit is from the shopping gallery and the basement parking, through a condominium staircase with an elevator. The unit is located on the southwest side of the building, at ground level, and is distributed over two levels, with a mezzanine floor of height 250 cm designated as a storage archive.
The mezzanine floor, built with a main metal structure and wooden beam and board floors, is accessible from the entrance area via a metal staircase.
There are cadastral discrepancies.
As described in the appraisal, there is a state of degradation of part of the internal walls, ceilings, and the floor due to water infiltration presumably originating from a real estate unit located above. This situation has been communicated to the condominium and the condominium insurance has been activated. The restoration costs have therefore not been calculated in the appraisal report.
