The property consists of land and old rural buildings in poor condition, grouped and close to each other, in addition to the yard serving the buildings.
The structures are made of stone and bricks, with sloping roofs.
The building registered as a residence is actually uninhabitable and would require extensive renovation to make it habitable. Likewise, the storage buildings are in a precarious state of stability.
The lands surround the buildings, consisting of flat arable land, irregularly shaped, easy to reach and cultivate.
The buildings were constructed on the former parcel 46, all prior to September 1, 1967.
As they were rural buildings not registered at the time, they were regularized with the transition to urban on September 13, 2010.
The land falls within the Areas for Re-functionalization
These areas are essentially free from construction, marginal to the compact city, but still within the urban context of Lucera and defined by elements of the infrastructural framework (existing road network).

The presumed buildable area amounts to ha. 3.50.00; the realizable volume is 0.6 mc/sqm, of which 0.4 mc/sqm for residential and 0.2 mc/sqm for productive.
It follows that:
- for residential purposes, a buildable area of 14,000 sqm is available, and considering the height of 3 meters per floor, the realizable area is 4,667 sqm.
- for productive purposes, a buildable area of 7,000 sqm is available, and considering the height of 3.80 meters, the realizable area is 1,289 sqm.
