The laboratory for auction is located in a peripheral area just 600 meters from the exit of the SS434.
The laboratory has a total area of 480 sqm.
Currently, it consists of a large space where the production activity was carried out with a height of 7.45 meters, an additional space designated for the laboratory with lower heights, a room designated for changing and restroom, as well as an area used for offices with a restroom not directly connected to the working area.
The building features a load-bearing structure with reinforced concrete pillars and prefabricated beams, a roof slab made of prefabricated umbrella beams in reinforced concrete, and a covering made of fiber cement domes.
The eastern wall is made of prefabricated panels, while the western side has upper strip windows with a metal frame and glass, and lower sandwich panels of which two portions are openable; the northern side of the structure is completely open.
There are discrepancies in the land registry and urban planning.
A right of way is active "...for pedestrian and vehicular access with a width of at least 5 (five) meters on the court m.n. 458/5 along the boundary with m.n. 119-236 to access the municipal road Via Spartidori and with the right to maneuver, on the same court m.n. 458/5 for turning of vehicles (cars and trucks) in front of the building m.n. 458/3. To date, the right of way for access to the property from the public road is not exercised as described in the deed; the passage actually occurs along the eastern boundary of the lot and therefore along the boundary with the current parcel 25. The right of way must also be verified with the involvement of the entitled parties of the servient estate as it is no longer compliant with the original deeds.
