Parceled area with buildings under construction in Sirolo (AN), Via Cupetta

Residential complex located approximately 700 m from the historic center within an area under the protection of the Conero Park Authority and only 1 kilometer from the renowned Urbani Beach.

Overall there are 11 buildings, of which nine properties are single or semi-detached, the other two are of four and nine units respectively, for a total of 25 accommodations.
Four buildings have a square plan, of limited dimensions, of two floors, of which two single-family duplex buildings (buildings B1 and B3) and two semi-detached buildings (buildings B2 and B4, via Cupetta side). The other four buildings are single-storey, single-family rectangular in plan (buildings C1, C2, D1 and D2).
Access to the collective garage is from Via Cupetta via an inclined ramp, and is located in the basement under buildings B2, C2, B4. All units are being completed, with varying degrees of progress of the works.

The state of the works can be said to be "advanced rough".
Building B4 - It is a two-storey semi-detached building, under construction, with a gross surface area of approximately 44 m2 per unit. The unit on the ground floor has a private external courtyard for a total commercial area of approximately 54 m2. The one on the first floor, reachable by an external staircase, has a gross commercial area of 44 m2. The state of the works can be said to be "advanced rough".

Building C1 - It is a single-storey single-family building, under construction, with a gross surface area of approximately 78, with a private external courtyard, for a total commercial area of approximately 87 m2. The state of the works can be said to be "advanced rough".
Building C2 - It is a single-storey single-family building, under construction, with a gross surface area of approximately 78, with a private external courtyard, for a total commercial area of approximately 90 m2. The state of the works can be said to be "advanced rough".

Building D1 - It is a single-storey single-family building, under construction, with a gross surface area of approximately 78, with a private external courtyard, for a total commercial area of approximately 88 m2. The state of the works can be said to be "advanced rough".
Building D2 - It is a single-storey single-family building, under construction, with a gross surface area of approximately 78, with a private external courtyard, for a total commercial area of approximately 90 m2. The state of the works can be said to be "advanced rough".

Collective garage - It has a driveway entrance from via Cupetta and pedestrian access via an external staircase. It is located in the basement, under buildings B2-C2-B4. Approximately 13 garages can be obtained for an estimated total surface area of 235 m2.

Building A1 - It is a two-storey semi-detached building, under construction, with a gross surface area of approximately 97 m2 per accommodation, with a private external courtyard for the ground floor unit, and access to the upper floor via an external staircase. The gross commercial area of the apartment on the ground floor is 109 m2, that of the first floor is 97 m2. The state of the works of both is unfinished.
Building A2 - It is a two-storey four-family building, under construction, with two units per floor, with private external courtyards for the units on the ground floor, and access to the upper floor units from an external staircase. The gross commercial area of the apartments on the ground floor is 44 and 64 m2; that of the apartments on the first floor is 41 and 56 m2. The state of progress of the work on the two apartments promised for sale can be defined as "semi-finished" as some completion works are missing (some doors, skirting boards, etc.) and some restoration works of what has been carried out, and the arrangement of the courtyard for the one on the ground floor . For the other two the state of progress can be said to be "roughly advanced".

Collective garage - It has a driveway entrance from via Cupetta and pedestrian access via an external staircase. It is located in the basement, under buildings A1 and A2 and their courtyards. Approximately 14 garages can be obtained for an estimated total surface area of 235 m2.

Multi-family building - It is a two-storey building, under construction, with five units on the ground floor with external courtyards, and four units on the upper floor, with access to the latter from an external staircase. On the ground floor the total gross surface area is equal to 220 m2, for a gross commercial surface area, including the courtyards, equal to 246 m2. On the first floor, separated into two blocks thanks to the central staircase and the central distribution "terrace", the total gross surface area, coinciding with the commercial area, is equal to 205 m2. The state of progress of the works can be defined as "semi-finished".

The assets are affected by a Development Plan and an Urban Planning Agreement.

The properties were built according to Building Permit no. 357/10 of 04/05/2010 and Building Permit n. 433/12 of 02/27/2012, as a variant of the previous one, for internal and external modifications and for moving some openings. At present they have not yet been completed, and therefore it will be necessary to request a new building permit for the completion of the works, carry out all the building procedures necessary to achieve usability, liaise with the municipal administration regarding the completion of the urbanization works, and take steps where necessary to obtain landscape authorizations and authorizations or clearances from the Park Authority.
