Compound consisting of lands and old rural buildings in poor condition, grouped together and close to each other, in addition to the courtyard that serves the buildings.
The structures are made of stone and bricks, with sloping roofs.
The building listed as a dwelling is actually uninhabitable and would require a deep renovation to make it habitable. Likewise, the deposits are in a situation of precarious stability.
The lands surround the buildings, they are flat arable lands, irregular in shape, easy to reach and cultivate.
The buildings were built on the former plot 46, all before September 1, 1967.
As they were rural buildings at the time, they were regularized by being reclassified as urban on September 13, 2010.
The land falls within the Areas of Refunctionalization
These areas are essentially free from building, marginal compared to the compact city, but still part of the urban context of Lucera and defined by elements of the infrastructural framework (existing roads).

The presumed buildable area amounts to 3.50.00 hectares; the achievable volume is 0.6 mc/sqm, of which 0.4 mc/sqm for residential and 0.2 mc/sqm for productive purposes.
It follows that:
- for residential purposes, an area of 14,000 sqm can be built and considering a height of 3 meters per floor, the achievable surface area is 4,667 sqm.
- for productive purposes, an area of 7,000 sqm can be built and considering a height of 3.80 meters, the achievable surface area is 1,289 sqm.
