The entire architectural-monumental complex called “Villa Ca' della Nave” is immersed in one of the most evocative centuries-old parks in the Venetian landscape and is characterized by its exclusive environments, different in style and capacity, ideal for hosting different types of events: conferences, corporate and cultural events, ceremonies and gala evenings. The historic villa is located near the town centre, in front of the main church of the municipality. The location of the asset is strategic, delimited to the south by Provincial Road n. 245 “Castellana”, to the west from the Mestre motorway link (A4 – A57) (just 10 minutes), to the north from a stretch of the Dese river and above the Martellago – Scorzè motorway toll booth, to the east from the municipal road Via Ca' Nove connecting to the toll booth.
The sports-commercial complex is made up, in detail, of the large golf course, the sports centre, bar, restaurant, swimming pools, tennis courts, changing rooms and rooms connected to commercial use. The golf course, considered among the best built in Italy, is the first of three courses designed in Italy in the late 1980s by the famous golf champion Arnold Palmer, a well-known golf course designer in the world. The sports centre, located to the west of the historic park, is made up of various recently built buildings, equipped with commercial and sports equipment. The properties up for auction consist of a main building, intended for a bar and restaurant, as well as a secondary building, suitable for commercial spaces. Among the services offered also the solarium, three swimming pools and tennis courts, located in front of the bar / restaurant.
The historic buildings, such as the Venetian villa from the 1500s with the Barchesse, the former cellars, the apartments, the park, the church and the historic garden constitute the most valuable properties of the entire real estate complex, thanks to their architectural, artistic and decorative quality . The important sixteenth-century villa, at the center of the architectural complex, consists of a square-plan building, on three floors above ground and a habitable attic, according to the classic distribution scheme of the Venetian palace. The residence, with elegant private rooms for exclusive events of great elegance, is equipped with two barchesse, one to the east and one to the west, built in detached bodies, built between the end of the seventeenth century or the early years of the eighteenth century, to a design by the architect Paolo Rossi. The barchessa located to the west currently houses the secretariat and presidency of the golf club, as well as a large room for conferences and corporate events. The barchessa to the east, ideal for ceremonies and banquets, is of considerable artistic value, thanks to its frescoed ceilings, stucco decorations on the walls and Venetian terrazzo and marble floors. To the east of the historic complex there is a two-storey building, with a rectangular plan, also intended as a banquet hall, with kitchen, pantry and services for the public. In the rooms of the former cellars, on the ground floor and first floor, 21 accommodations have been created with the aim of using them as guest quarters for the guests of the Golf Club.
The villa up for auction is enclosed by an exposed brick wall, by a double monumental wrought iron gate adorned with eighteenth-century statues which delimits the large garden. To the north of the villa is the historic park with centuries-old trees, various ornamental essences, many flowerbeds and a fishpond decorated with stone statues. To enrich everything, the Oratorio di Sant'Innocenzo noble chapel, built starting from 1770, granted in 2007 for use by the Municipality of Martellago until 18 May 2035.
