The properties in question are located on the ground floor of a residential building located in the Torpignattara district. It falls within the territory of Municipality V in an area characterized by the presence of buildings for purely residential and commercial use. The same is easily reachable by means of urban public transport thanks to the proximity to Via Casilina.
The two real estate units with commercial and warehouse use respectively have the first direct access on via Pavoni from number 56, the second an access from the condominium courtyard in turn accessible via a corridor from number 62.
The local shop with direct access on via Pavoni at number 56 consists of a main room, a small closet and a bathroom with a window, with a total floor area of about 34.00 square meters and a height of the rooms equal to 4,00 meters.
The storage room with access from the internal courtyard of the condominium located at number 62 consists of a large room, a storage room, a kitchen room and a room used as an office, for a total net area of approximately 138.00 square meters and height equal to 3.50 meters. The warehouse has three views on the courtyard.
It should be noted that the presence of some discrepancies emerged from the comparison between the cadastral plan and the current state of the places.
Specifically, the bathroom and anteroom were created by annexing to sub 1 a surface which, as far as shown in the cadastral plan, belongs to the neighboring shop, which can be accessed from number 58 in via Lodovico Pavoni. The internal distribution of the rooms represented in the cadastral plan is different from that detected by the C.T.U, Ing. Caglioti, during the inspection of 05.09.2022. Specifically, the properties currently have internal divisions not present in the cadastral plan. In the cadastral plan, the warehouse located at the back of the building, indicated as a "covered room", has window compartments on the wall bordering the shops located on via Lodovico Pavoni 58, 60A and 60B and two pillars, which in fact do not exist, while the existing windows towards the internal courtyard are depicted.
In this regard, it should also be noted that, to date, there are no building practices relating to the properties in question in the Archive of Town Hall V.
On the basis of the discrepancies detected by the CTU, a percentage reduction was made on the estimated price, which takes into account the costs that the successful bidder will have to bear for the restoration of building and cadastral legitimacy.
