Real estate complex with intended use as a thermal establishment for the pouring and consumption of low mineral content waters and for the provision of health services, consisting of: a main building structure located in the countryside of the Municipality of Sepino (CB) - in Locality Tre Fontane, in the Land Registry identified on sheet no. 43 - parcel n. 684 sub 1 and sub 2 and land annexed to the thermal structure consisting of a single land body with a plurality of cadastral parcels identified in the NCT at n.n. 250, 259, 586, 58 7, 685, 686, 687, 816, 817, 818, 819; for these last particles, the transfer of the purchase deed has not been carried out. In the same way, the transfer of the same deed of purchase with reference to the co-ownership of the land, of Fallita, on parcel no. 684 sub 1 and 2.

As highlighted in the expert report drawn up within the Procedure (CTU M. Iannetta, attached), the said particles, "must be understood as belonging to the company Terme di Sepino s.r.l. for having purchased them with a deed of purchase dated 18/04/1985 for notar [omissis], pending cadastral transfer ”. From the appraisal the further particle n. 711, registered to the soc. Bankrupt, land registry entered in the category "under construction", ascertained as non-existent which, therefore, must be the subject of a practice of demolition both in the land and buildings cadastre.

The property consists of three levels: a ground floor, a first floor and a level roof, connected to each other by stairwells.

On the ground floor there is a large room overlooking the front square, and in the east part of the building the rooms destined to the bathroom and an external room open to reach the upper floor.

On the first floor there is a large living room with balcony, in the west part an internal staircase to reach the bar whose window allows you to overlook the hall below and, in the east part, an adjacent building connected to the main one with a staircase. internal, where the bathrooms, clinics and offices are located.

The roof plan consists of two terraces, placed at different heights, which completely cover the structure.
