Legal Constraints
Properties subject of this announcement are part of a real estate complex used as a Tourist Hotel Residence called Poggio Dei Pini and have been the subject of a mixed management contract by r.t.a. and temporary lease signed by the receivership with a third party expiring 12.31.2019. Negotiations are underway to enter into a supplementary agreement which provides, among other things, for the extension of the contract with agreed expiration until 12.31.2020, with the agreement, in the case of the sale of the building complex in the bankruptcy, that the mixed contract of management of r.t.a. and temporary lease will be terminated sixty days after the issuance of the award decree and with the commitment by the third party to return the properties covered by this announcement free from people and things not owned by the bankrupt company
Payment deadline
Awarded lots have to be paid in full within 30 days from the provisional awarding and within property transfer.

Buyer's premium due has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 30 days from the provisional awarding and not afetr the date set for the property trasfer.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT:
Value Added Tax at a rate 22,00% will be calculated on the awarding price and added to it. (where applicable). VAT application may vary according to law depending on the awarding subject
