Lots Availability
Any registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 90 days from the provisional awarding.
Buyer's premium due has to be paid within 20 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 90 days from the provisional awarding.
Buyer's Premium:
A percentage % charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
The above mentioned percentage charge will be applied according to the modes shown in the following table:

The calculation base of Buyer's Premium is divided into different staggers each one corresponding to a rate decreasing when staggers increase.
For each awarding price, the corresponding Buyers' Premium will be given by the sum of the commissions calculated on the referring stagger, according to the modes indicated in the table above.
VAT on Lot:
VAT application may vary according to law depending on the awarding subject and will be calculated on the awarding price and added to it. (where applicable)
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
L’area rientra tra i beni paesaggistici di cui all’art. 134 lettera b, del D.lgs 42/04 poiché compresa nell’elenco di cui all’art. 143 lettera f) del Dlgs 42/04: "i parchi e le riserve nazionali o regionali. Nonché i territori di protezione esterna dei parchi".
Il perimetro della Riserva del Litorale Romano, istituita con D.M. 29.03.1996, ricomprende al proprio interno l’area, inserendola in zona tipo 2 (minore protezione).
La legge 58/63 "Carta Ostacoli" negli intorni aeroportuali ha stabilito, mediante apposita cartografia una limitazione delle costruzioni di ostacoli e/o delle altezze per i nuovi manufatti. Nel caso di specie l’area risulta ricadere all’interno del cono di volo in asse alla pista n.2 con una superficie avente pendenza pari a 1/50, che limita l'altezza edificabile in modo lineare da un valore minimo di 12 m ad un valore massimo determinato con incrementi lineari sulla prosecuzione dell'asse pista di un mentro ogni cinquanta metri, pertanto partendo dal confine sud-ovest perpendicolare a via Idra da metri 25 per arrivare a 36 metri circa al confine opposto.
In base alla classificazione acustica, adottata dal C.C del. n° 98 del 25.07.02 l’area di intervento ricade in classe IV (Aree d’intensa attività umana).
