Lots AvailabilityAny registration related to preemption rights, registration of foreclosures and seizes, or any other tie falling on the lots on sale will be cancelled complying to art. 108 Bankruptcy Law (Legge Fallimentare) once the sale will be completed and the price will be fully collected. Any formalities for cancellation will be on buyer's expenses.
Payment deadline
Awarded lots have to be paid in full within 120 days from the provisional awarding and within property transfer.

Buyer's premium due has to be paid within 10 days from awarding.
Fees and expenses related to sale on buyer's expense (law fees, notarial fees, fiscal and non fiscal fees) have to be paid in full within 120 days from the provisional awarding and not afetr the date set for the property trasfer.
Buyer's Premium:
A percentage of 1,00% charge + VAT will be added to the price of each awarded lot also in case of offers received related to art. 107 L.F (Bankruptcy Law).
VAT:
Value Added Tax at a rate 22,00% will be calculated on the awarding price and added to it. (where applicable). VAT application may vary according to law depending on the awarding subject
In case of insurgency of any controversy related to the interpretation of the dispositions included in the general and specific terms present in the website translated in different languages, it will be applied the Italian language version of such texts
Objekt se nahaja na gradbenem območju, zato bi bila prostornina, ki bi jo bilo mogoče doseči z morebitno spremembo namembnosti, privlačna za rušenje in ponovno gradnjo.
Zaključki nepremičnine so povprečni, zastareli, z mnogimi poškodovanimi območji, ki potrebujejo vzdrževanje. Poleg tega je del nepremičnine na katastarski karti označen kot dvorišče, vendar je v resnici pokrit s nadstreški in zgradbami, ki niso pravilno ali popolnoma vpisane.
Nekatere zgradbe so bile razširjene in niso bile legalizirane. Glede na to, ali jih želite porušiti ali legalizirati, bodo stroški in obveznosti na račun pridobitelja.
Za parcelo 228 iz lista 24, ki je še vedno v lasti tretjih oseb, se pojasnjuje, da če pri prenosu ta parcela ne bo prenesena, se kupec zavezuje, da bo prevzel obveznost legalizacije.
Za morebitno legalizacijo podjetja bi bilo treba izvesti tri prenose:
- dedovanje v korist bratov tretjine parcele 228;
- prodaja parcele v korist stečajnega podjetja parcele 228;
- prenos odločbe o prenosu (samo za parcelo 228).
Stroški treh prenosov bi znašali približno 220,00 € neposrednih stroškov, poleg honorarja morebitnega strokovnjaka.
Obveščamo vas, da prisotnost eternita zahteva encapsulacijo ali zamenjavo z zelo visokimi stroški, prav tako lahko morebitni stroški rušenja in odstranjevanja betonskih bazenov, če bi želeli spremeniti namembnost, prav tako postanejo zelo obremenjujoči.
Celoten kompleks je predmet letne najemne pogodbe, ki jo je sklenila uprava, z iztekom 17.12.2024, ki v členu 8) določa, da najemnik "izjavi in se zavezuje, da bo vrnil vse premične in nepremične stvari ob izteku pogodbe ali, v času izteka pogodbe, če uprava proda iste, v enakem stanju, kot so bile najdene, in z rokom za izpust 20 dni od dogodka, ki je povzročil razvezo".
