Buidling land in Lignano Sabbiadoro (UD), Via Cividale
The land is registered at Real Estate Registry of City of Lignano Sabbiadoro at sheet 44:
Parcel 1536 - Urban Area - Surface area 1,472 m2
Building land located north-east of the peninsula near the mouth of the port of Lignano, squeezed between the Adriatic Sea and the Marano lagoon; Via Cividale is located halfway between the two coasts, near the administrative, cultural and religious center of the Municipality. The commercial and tourist axis - place of the so-called "nightlife" - which from Piazza Abbazia reaches the end of Via Udine can be reached in 5 minutes on foot. The Darsena of Porto Vecchio is 800m away, the port of Marina Punta Faro with thousands of berths is 1.3km away.
The area has a surface area of 1472 m2 with a buildability index of 2 m3/m2 and is located in a residential area of completion B1/ec.
The maximum volume that can be achieved is therefore 2944 m3, with a maximum coverage surface equal to 40% and therefore 588.80 m2.
An urban density of 1 per 160m3 is envisaged and therefore the construction of a maximum of 24 residential units.
The construction of a single building with a tower building type with a maximum coverage of 588.80m2 (equal to 40% of the area) is required. The new construction intervention must be of high quality, obtained through the correct use of coverings and finishing materials, aimed at resisting - due to the technical or treatment characteristics adopted - the aggression of atmospheric agents or vandalism, to guarantee safety, as well as designed to harmonize the building subject to intervention with the surrounding urban context.
The materials, finishes and systems must be chosen from those relating to ecological or green building, as required by Regional Law. 23/2005 and Title III of the municipal Building Regulations
The area is affected by the PAC (Municipal Implementation Plan) of private initiative n.117 approved by resolution of the DCUE City Council 8 of 19 February 2020.
This Plan is valid for 10 years from the day following the signing of the Agreement, therefore from 6 February 2021.
Please note that a project had been presented for a single tower building with seven floors above ground, with an urban height of 20.70 m, with sixteen apartments, four per floor on the first and second levels, two on the on the upper levels, with relevant uncovered parking space and cellar of at least 12m2 for accommodation.
The building permit issued is no longer valid and the project must therefore be resubmitted. It can also be kept as is, but it is also possible to propose a different project that respects what is defined by the agreement.
The provision of private underground parking is in fact no longer practicable, due to the entry into force of the excerpt plan for the hydrogeological structure of the river basins of the tributaries of the Marano lagoon... (PAIR), approved by Decree of the President of the Region on 1 February 2017, no. 028/Pres. which, for the area in question, explicitly prohibits the construction of underground and basement rooms.
This measure has already been implemented with the variant to the PAC and contained in the report "Demonstration of contents of amendment to the PRGC" updated in March 2019.
On parcel 1536 there is a driveway which gives access from Via Cividale to the existing underground garage on parcel 1537, with related transit easement..
