Industrial complex with office/residential building in Pieve Santo Stefano (AR), via Unità d'Italia 52/54
This sale does not include any licenses, permits, authorizations or anything else necessary for the purpose of carrying out the trading of petroleum products and/or fuel storage.
The properties are registered at the NCEU of the Municipality of Pieve Santo Stefano al Sheet 91 - Parcels 99-736 and related subs, as indicated below.
The properties are located along via Unità d'Italia and are part of a compendium in which it is noted there are also properties and areas belonging to another property and not for sale (parcel 99 sub. 19/24 and parcel 736 sub. 5/6).
This building complex, located within the town of Pieve Santo Stefano and a short distance from the Pieve Santo Stefano Nord junction of the E45 highway, is delimited by fences of various types and has the possibility of having three separate driveways.
The property is accessed through a metal gate with electric opening that allows entry into the square which is cadastrally made up of two different subordinates, i.e. the area where the plants that were used for the trading of petroleum products are located and the n. 10 underground tanks with a total capacity of approximately 182 cubic meters, which were used for the storage of fuels, and the area purely intended for the passage of the various vehicles and on which there is a right of way.
In the area of the square where the fuel systems and tanks are located there is also a canopy in laminated wood (parcel 99 sub. 28) with overlying photovoltaic panels, which covers part of the systems aforementioned. The photovoltaic system, currently not stacked, is used for both apartments (parcel 99 sub. 21-22-25) and for offices (parcel 99 sub.23) and has an area of approx. 65.49 (ml.11.10 x ml 5.90) and develops a total power of Kw 13.2.
Continuing inside the property you reach two other portions of the square identified with the parcel 99 subordinates 26-27. From these two parcels you reach the building which has a development with variable height and also has different construction characteristics since for the most part it is made of stone and reinforced concrete while the one-storey part is almost entirely made of yellow sheet metal.
The aforementioned building has various house numbers:
- civic number n. 52 (parcel 99 sub.8) allows access to the lubricating oil deposit of approx. 75 sqm. Construction made of stone with roof made up of a terrace that is used by the neighboring apartment identified on parcel 99 sub. 22;
- civic number n. 52/A (parcel 99 sub. 15) allows access to the garage of approx. 68 sqm. This part is made of reinforced concrete. It should be noted that there is a lease contract on the garage stipulated by the curator currently in place with express agreement to terminate the lease once the forced sale of the property has taken place;
- civic number n. 54 allows access to a stairwell (parcel 99 sub.25) from which you can reach:
- the first floor apartment of approx. 142 sqm about which is also served by 4 terraces of approx. 82 sqm plus a cellar in the basement of approx. 47 sqm (parcel 99 sub.21). The common staircase leads to the entrance-living room which in turn leads to the kitchen and the hallway of the sleeping area where there are three bedrooms and two bathrooms;

- the apartment on the attic floor of approx. 115 sqm with 1 terrace of approx. 13 sqm plus a cellar of approx. 12 sqm in the basement (parcel 99 sub.22). Access to the interior of the apartment is via the common staircase that leads to a
hallway that distributes to the various rooms consisting of living room-kitchen, three attics, a bedroom with variable internal height and a bathroom. Always from the stairwell you can also reach the thermal power station located on the ground floor (parcel 99 sub.25) shared by the aforementioned apartments and the offices located on the ground floor and having access from the civic number n. 54/A;
- civic number 54/A (parcel 99 sub.23) allows access to the four offices equipped with anteroom and bathroom and located on the ground floor. The total area of this real estate portion is approximately 100 sqm and the same was made of reinforced concrete with brick-cement floors.
Then proceeding with the properties we find:
- the yellow garage of approx. 66 sqm located after civic number 56 and identified to parcel 99 sub. 9 without house number. This unit consisting of a floor above ground and made partly of stone, partly of metal and with a paneled roof has a connecting door with the adjacent real estate unit, consisting of a canopy-clearing room;
- the canopy-clearing room connected to the garage described above and identified in parcel 99 sub 28. This building was made partly with masonry walls and roofs and partly with metal material and a paneled roof;
- an open area identified in parcel 736 sub.4 with an area of approximately square meters 140 from which you access the garage and the canopy-clearing described above;
- a land of approx. 586 sqm, identified to the parcel 738 which can be accessed from the property square and identified to the parcel 736 sub 2. On this land there are plants owned and more precisely we find a metal structure that was used to weigh the means of transport they provided the oil materials, the underground wells with their manhole covers flush with the ground which were to be used to collect rainwater and oils possibly present in the square. This land has the possibility of having an independent access compared to the other two that overlook the 736 parcel.
